1. Website and service agreements
These terms govern use of the Roddy Real Estate Group website and portals. A signed service agreement defines the services purchased by an owner. Website content does not replace a lease, authorize additional services, or amend a signed agreement. Applicable law and rights that cannot lawfully be waived remain controlling.
2. Digital rental administration
Our virtual operating model supports rental records, owner and resident portal access, digital communications, document workflows, renewal decisions, delinquency tracking, accounting records, and owner reporting. A feature is available only when enabled and included in the applicable service agreement. Sales and support use AI-assisted chat, email, and portal messages; we do not provide telephone sales or telephone support.
3. Physical-property responsibilities and exclusions
Owners control physical-property spending and remain responsible for selecting, authorizing, scheduling, and paying their vendors; property access; inspections; repairs; emergency response; and other physical work. RRG does not coordinate maintenance, dispatch vendors, make field visits, or coordinate physical evictions or move-outs. Any administrative document assistance is distinct from legal representation or physical execution.
A repair report may be recorded and relayed to an owner or owner-designated contact. Submission or relay is not a work order, dispatch, spending approval, repair appointment, or promise that someone will attend the property. Owners must provide residents with property-specific instructions and appropriate local contacts.
This website, chat, inbox, and portal are not emergency-response services.For immediate danger, contact emergency services. For urgent property issues, use the emergency contact instructions supplied by the property owner rather than waiting for a portal response.
4. Published management pricing
Monthly management pricing is based on the owner's total active occupied-unit count: 1–4 occupied units are $99 per unit; 5–9 are $89 per unit; and 10 or more are $79 per unit. The qualifying rate applies to every active occupied unit in that owner's count, not just the units above a threshold. Vacant or inactive units do not count toward that monthly tier. Billing dates, changes in occupancy, and any separately agreed services must be documented in the applicable service agreement; no proration or additional fee is implied by this page.
5. Payments, balances, and statements
Payment-provider selection and integration are deferred. The current accounting and statement framework records information; it does not by itself initiate, settle, refund, or distribute funds. A displayed charge, balance, or statement is not proof of bank settlement. Follow the payment instructions in your existing lease or signed agreement until an authorized change is communicated.
6. Accounts and digital communications
Use only accounts and records you are authorized to access. Keep credentials secure, provide accurate information, and report suspected unauthorized access by email. Do not upload malicious files, impersonate another person, or attempt to access another owner's or resident's records. Providing an email address for an inquiry allows us to respond to that inquiry; marketing preferences can be changed separately. See our Privacy Policy for data handling.
7. AI assistance and review
AI may assist with routine answers and draft communications when enabled. Outputs may contain errors and are not legal, tax, or emergency advice. AI text is not an owner's approval to spend money, a binding lease amendment, confirmation of document execution, or authorization for an eviction. Important decisions and outgoing legal or financial actions require the appropriate authorized review. Request human review through email or the portal.
8. Listings, estimates, and historical examples
Listings, availability, and estimates may change and should be verified before reliance. Historical case studies describe a prior operating model; they do not expand current services or guarantee similar results. Calculators provide estimates, not an appraisal, offer, or guarantee.
9. Documents and third-party providers
A prepared or uploaded document is not necessarily signed or legally effective. Signature status must be supported by the applicable execution record. External links and enabled document or other providers may have additional terms. RRG does not represent that a deferred provider integration is available or that a queued action has been completed.
10. Content, availability, and changes
Website content belongs to RRG or its licensors. Use it only as authorized and do not interfere with the service. Availability may be interrupted for maintenance, outages, or security response. These terms may be updated with a revised date; website updates do not automatically amend existing signed agreements.
