Resident Frequently Asked Questions

Common questions from North Texas residents about payments, maintenance, and lease terms.

How do I pay rent?

Rent payments are made through your online resident portal. Log in to your account at account.rentvine.com to submit your monthly payment via ACH transfer or credit/debit card. Rent is due on the 1st of each month.

How do I submit a maintenance request?

All maintenance requests should be submitted through your resident portal at roddyrealestategroup.rentvine.com/portals/resident/. For emergencies (such as no heat, no A/C, major water leaks, or security issues), call our emergency maintenance line immediately.

Can I have pets?

Pet policies vary by property. Some properties allow pets with an additional pet deposit and/or monthly pet rent. All pets must be approved in writing before moving in. Review the pet agreement form and contact us to discuss pet approval for your specific property.

When can I renew my lease?

We do not offer automatic lease renewals. You will be contacted approximately 90 days before your lease end date to discuss renewal options. Lease extensions may be considered on a case-by-case basis.

How much notice do I need to give before moving out?

Please refer to your lease agreement for specific notice requirements. Typically, 30-60 days written notice is required. Notice must be provided in writing to our office.

What happens to my security deposit?

Your security deposit will be returned within 30 days of move-out per Texas Property Code, minus any deductions for damages beyond normal wear and tear, unpaid rent, or cleaning fees. You will receive an itemized statement of any deductions.

Can I make changes to the property?

Any alterations, modifications, or installations (including paint, fixtures, or locks) require written approval from Roddy Real Estate Group before proceeding. Unauthorized changes may result in charges to restore the property to its original condition.

What is considered a maintenance emergency?

Maintenance emergencies include: no heat (below 40Β°F), no A/C (above 90Β°F), major water leaks, gas leaks, no hot water, electrical hazards, broken locks, or any issue that poses a safety risk. For emergencies, contact our emergency maintenance line immediately.
