North Texas rent-ready checklist

Use this list to prep single-family homes, townhomes, and small multifamily units before we launch your listing. It mirrors the punch process our field team runs from Sherman to Mansfield.

Exterior curb appeal

  • Power wash siding, clean windows, and touch up exterior paint where needed.
  • Refresh landscaping: trim shrubs, edge beds, add mulch, and repair irrigation timers.
  • Rekey locks (including smart locks + garage) to comply with Texas Property Code.
  • Inspect roofing, gutters, and downspouts for debris ahead of storm season.
  • Confirm house numbers and exterior lighting meet HOA visibility requirements.

Interior scope

  • Service HVAC, replace filters, and document serial numbers for owner files.
  • Touch up paint or repaint walls in neutral tones; repair drywall blemishes.
  • Deep clean flooring, steam carpets, and reseal grout in kitchens/baths.
  • Test smoke/CO detectors, GFCIs, appliances, and smart-home devices.
  • Document every room with photo/video for your move-in condition report.

Admin + marketing

  • Pull rental comps for the specific neighborhood (MUDs/HOAs impact pricing).
  • Collect HOA docs, warranties, appliance manuals, and utility info for onboarding.
  • Create a make-ready budget with actual vendor bids and contingency for surprises.
  • Draft marketing copy highlighting school zones, employers, and amenity distances.
  • Schedule professional photography + 3D or video walkthrough while the home is staged.

Vendor coordination tips

  • • Lock in vendors a week before move-out so you’re first on their schedule.
  • • Build a shared photo album so you can review repairs without visiting the property.
  • • If the property sits in an HOA, submit ARC requests for exterior changes before work begins.
  • • Keep receipts inside your owner portal for tax season and warranty claims.
