Rental cash flow formula
- Gross rent: Average market rent × 12 months.
- Less vacancy: Gross rent × vacancy rate (use 6% baseline or your historical data).
- Less operating expenses: Taxes + insurance + HOA + maintenance reserve + management fee.
- Less debt service: Monthly mortgage (principal + interest) × 12.
- = Net cash flow. Compare this annual number to the post-tax proceeds from selling.
