HB 1466 – Short-Term Rental Registration (Dallas)

Requires annual STR registration, $250 fee, proof of liability insurance, and 24/7 local contact. Effective January 1, 2026. Applies to homes rented for fewer than 30 days.

Action: Register existing STRs before renewal, update house rules, collect hotel occupancy tax.

Plano Rental Registration Expansion

Single-family rentals in select neighborhoods must complete annual safety inspections (smoke/CO, electrical) and pay $150 per door. Enforcement begins March 2026.

Action: Schedule inspections 60 days ahead and store certificates inside the owner portal.

HB 497 – Security Deposit Alternatives

Landlords must disclose deposit alternative options (insurance/bonds) and allow tenants to switch back to traditional deposits at renewal.

Action: Update lease addenda and offer deposit choice at application + renewal.
